Privacy Notice
This notice explains what personal data Denizen collects through this website, why we collect it, who we share it with and what rights you have. It covers enquiries made here. If you already rent a home we manage, the resident portal is provided by PayProp and has its own notice.

This website is operated by DENIZEN MANCO LIMITED, trading as Denizen — a development, letting and management company operating across England and Wales. DENIZEN MANCO LIMITED is the data controller for the information described in this notice.

What we collect
Everything we hold from this website comes from the enquiry form. We do not buy data, and we do not track you around the internet.
- Your contact details — name, email address and phone number.
- About the property — postcode, EPC rating, and whether it is a house in multiple occupation.
- Your preferred call time — the date and time you asked us to ring.
- What we showed you — the area we matched your postcode to, the monthly price quoted, and whether the property met our management criteria.
If you use the postcode checker without submitting the form, nothing is sent to us or stored. The check happens in your browser.
Why we use it, and our lawful basis
- To answer your enquiry and arrange a call — taking steps at your request before entering a contract (UK GDPR Article 6(1)(b)).
- To assess whether we can manage the property — our legitimate interests in operating a lettings business and only taking on properties we can manage properly (Article 6(1)(f)).
- To keep records of enquiries — our legitimate interests in running and evidencing the business.
We do not send marketing emails from the details collected here. If that changes we will ask you first.
Who we share it with
We do not sell personal data. We use a small number of service providers who process data on our instructions:
- Supabase — hosts the database your enquiry is stored in.
- Resend — sends the emails we generate about your enquiry.
- Vercel — hosts this website and processes standard server logs, including IP addresses.
- jsDelivr — a content delivery network that serves one JavaScript library used by the form. Your IP address is visible to it when the page loads.
Some of these providers operate outside the UK. Where personal data is transferred outside the UK, it is protected by the safeguards permitted under UK data protection law, such as the International Data Transfer Agreement or an adequacy decision.
We may also disclose information where the law requires it, or to a redress scheme or regulator in connection with a complaint.
How long we keep it
We keep enquiry records for as long as we need them to deal with your enquiry and for our business records afterwards. Where an enquiry does not lead to us managing a property, we keep it no longer than is reasonably necessary and then delete it. If you ask us to delete your details sooner, we will unless we are required to keep them.
Cookies and tracking
This website sets no cookies. It uses no analytics, advertising or tracking services, and stores nothing in your browser. That is why you have not been shown a cookie banner — there is nothing to consent to.
Your rights
Under UK data protection law you have the right to:
- ask for a copy of the personal data we hold about you;
- have inaccurate data corrected;
- ask us to delete your data;
- ask us to restrict how we use it;
- object to processing carried out on the basis of legitimate interests;
- ask us to transfer your data to you or another provider, where that applies.

If you are unhappy with how we have handled your data you can complain to the Information Commissioner’s Office at ico.org.uk/make-a-complaint, by calling 0303 123 1113, or by writing to Wycliffe House, Water Lane, Wilmslow, Cheshire SK9 5AF. We would rather you came to us first so we can put it right.
Keeping data safe
Access to enquiry data is limited to people at Denizen who need it. Our providers hold it on encrypted infrastructure and data is encrypted in transit to and from this website.
Changes to this notice
If we change how we use personal data we will update this page and change the date at the top.
